The settlement path

From contract to final settlement.

Seven steps, one responsibility. Each step is checked before the next begins — so deadlines hold and the paperwork is correct.

Simplified outline of a typical residential settlement.

  1. 01

    Contract received

We receive the signed purchase contract and case details from the agent, and open the file.

  2. 02

    Customer due diligence

Identification and checks of the parties under the Anti-Money Laundering Act, before a single krone moves.

  3. 03

    Payment in

Purchase price and costs are paid into the client account and checked against the contract.

  4. 04

    Registration

Deed and mortgage documents are sent to the Norwegian Mapping Authority for registration.

  5. 05

    Handover

Once the handover is confirmed, the settlement is prepared.

  6. 06

    Redemption

The seller's loans are redeemed and encumbrances deleted from the land register.

  7. 07

    Payout

The balance is paid to the seller and the parties receive the settlement statement. It all adds up.

The equation

Into the client account. Out to the right recipient.

95 000 kr

Indicative example only. Stamp duty of 2.5% applies to freehold property; co-op and share dwellings are exempt. Registration fee NOK 545 per document (deed and mortgage). The final settlement always follows the purchase contract.
